Can my landlord deduct for normal wear and tear?
No. In all US states, normal wear and tear — minor scuffs, small nail holes, faded paint — cannot be deducted from your security deposit. Only actual damage beyond normal use is deductible.
What happens if my landlord doesn't return my deposit on time?
Most states impose penalties for wrongful withholding — commonly 2–3 times the withheld amount plus attorney fees. California allows 2x, Colorado and Georgia allow 3x plus fees.
My landlord sent an itemized list. Can I dispute the deductions?
Yes. If deductions are for normal wear and tear, pre-existing damage, or inflated amounts, you can dispute them. Send a written demand first, then file in small claims court if unresolved.
